La Moderna is perhaps one of the most unique buildings in Casco Antigua. It speaks the same language I speak. Its self-presence has always made a natural dialogue with me- straight lines, concrete and big spaces. It is like if I knew the building before it was acquired and its plans arrived at my desk.
The challenge of this building was during the Due Diligence phase, understanding if it was possible to add a rooftop terrace, and if it was profitable enough if it was not. Once the financial dilemma was solved, the following stages advanced gracefully.
La Moderna is the only building from the 60s in Casco Antigua which owns all the architypes of a midcentury building, the fact that I walked by every day in front of it made a dialogue that was translated during the design phase focused on lifting up this midcentury ambiance and connecting it with the modern times.
This building became 7 commercial spaces, 1 enormous coworking space and 12 apartments. All the finishes and styling aim to bring back the 60s atmosphere willing to create a unique experience and attract a young crowd.
The residential part was rented by a young group of entrepreneurs operating a short-term rentals.
The fact that La Moderna is across the street with “Selina Casco Viejo”, has created in the area a synergy of digital nomads and alternative tourists.
